What are my dues as a homeowner of Spring Mountain Ranch?

Dues are currently $400 per year. The fiscal budget runs from July 1st to June 30th.

Delinquent Dues

After 60 days of late payment, access to the Ranch House will be denied and a letter will be mailed. After 10 days late, a late fee of $100 will be assessed. If a homeowner has been late for longer than 90 days design approval will be denied on new homes and a lien on their property will be placed.

Payments

Each homeowner is sent a yearly statement approximately 3 weeks prior to the start of a new fiscal year. Payments go to Spring Mountain Ranch HOA, 1301 Hearthstone Ct., McCall, ID, 83638. Questions regarding dues should be directed to at 208-634-7766

What types of meeting are held and who can attend?

The Board of Directors meets on the 2nd Tuesday of every month at 11:00am unless otherwise noted. Owners are invited to attend all Board Meeting unless specifically stated. Committee meetings are held as needed. The Annual Homeowner meeting is held in September generally on the second Saturday. You will receive information regarding this meeting approximately one month prior.

If I am building a new house what type of guidelines and reviews do I need to follow?

Homeowners are required to complete the Design Review Process for all new construction, remodels and additions, including decks and garages in Spring Mountain Ranch, Worldmark, Hearthstone, and Spring Mountain Meadows. In addition, this process must be completed prior to altering a vacant lot, including removal of trees, trenching, grading and/or changing the topography of the lot. Contractor signs may not be displayed on any lot that has not received approval from the Design Review Committee consultant.

Please note that for all construction in SMR, SMR design review approval is required by the City of McCall prior to applying for a building permit.
